
A tenancy database is a privately operated database containing certain information about people's rental history. Landlords and property managers may use these databases when assessing rental applications.
You may also hear a search of these databases referred to as an NTD check or tenancy history check.
Importantly, a tenancy database is not simply a list of tenants who have had a dispute, missed a payment or had money deducted from their bond. There are legal rules governing when someone can be listed, what information can be recorded and how long information can remain on a database.
There are also rules landlords may need to follow when searching a tenancy database or discovering that an applicant is listed, including notification requirements in some states and territories.
For this reason, don't automatically reject an application solely because a tenancy database returns a result. Review the information carefully and follow the requirements that apply in your state or territory.
