When reviewing rental applications, focus on information that helps you assess whether the applicant is likely to meet their obligations under the tenancy agreement.
Depending on the rules in your state or territory, relevant considerations may include:
- Ability to pay the rent: Review the permitted income or financial information provided with the application.
- Rental history: Consider the applicant's previous rental history and references.
- References: Contact nominated referees, previous landlords or property managers where permitted and appropriate.
- Tenancy database check: A tenancy database check may provide additional information about an applicant's rental history. See our Tenancy Databases Explained guide.
- Application information: Make sure the application is complete and any information you rely on can be appropriately verified.
Apply your assessment criteria consistently and fairly to each applicant. Rental applications are also subject to discrimination, privacy and tenancy laws, and you should not make decisions based on protected personal characteristics.
The information landlords are permitted to request from applicants varies between states and territories, so follow the appropriate application process and current requirements for the state or territory where your property is located.
No Agent Property can assist with tenancy database checks, depending on your package or as an additional service.
