Some buyers may use a buyer's agent to search, inspect or negotiate on their behalf. You can deal directly with the buyer's agent in much the same way you would with the buyer - just remember that they represent the buyer's interests, not yours.
When considering any offer, make sure you understand the price, deposit, settlement period and any conditions attached.
Common conditions may include:
- Finance approval
- Building and pest inspections
- Property valuation
- Sale of the buyer's existing property
- Other conditions requested by the buyer
A conditional offer isn't necessarily a bad offer, but you should understand what needs to happen before the sale can proceed and whether the conditions and timeframes are acceptable to you.
Where possible, have offers and proposed conditions provided in writing. No Agent Property provides a Property Offer Form to help buyers clearly submit their offer and terms.
Before agreeing to contractual conditions or formally committing to the sale, have your solicitor or conveyancer review the proposed terms and advise you on the legal implications.
