
One of the biggest differences is real estate agent commission.
When you sell through a traditional real estate agent, you will generally pay a commission based on the final sale price. Commission rates vary depending on the location, property value, agent, and commission structure. Marketing and advertising costs may also be charged separately.
When you sell privately through No Agent Property, you pay a one-off advertising fee rather than a percentage-based sales commission. This means your advertising fee does not increase simply because your property sells for a higher price.
Here is a simple example using a 3% agent commission:
- Property sale price: $800,000
- Agent commission at 3%: $24,000
- If the property was originally purchased for $600,000, it has increased in value by $200,000.
- The $24,000 commission alone is equivalent to 12% of that $200,000 increase in value.
This example illustrates why even a relatively small percentage-based commission can represent a significant amount of money when applied to the property's full sale price.
With private selling, there is no percentage-based sales commission payable to No Agent Property, regardless of the final sale price. Instead, you choose an advertising package with a set fee, giving you access to major property websites, including realestate.com.au and Domain.com.au.
Keep in mind that other costs can be involved in selling a property, regardless of whether you use an agent or sell privately. These may include conveyancing or solicitor fees, mortgage discharge costs, property preparation, and optional services such as photography, floor plans, styling, or additional advertising.
