Setting the right asking price is one of the most important decisions when selling privately. Pricing too high can reduce buyer interest, while a realistic price can help attract more enquiries and inspections.
A good starting point is to:
- Research recent sales: Look at comparable properties that have recently sold in your area. No Agent Property can provide a recent comparable sales report using CoreLogic RP Data to help with your research.
- Check your competition: Compare your property with similar homes currently for sale.
- Compare like with like: Consider location, land size, bedrooms, bathrooms, condition, parking and other important features.
- Allow for differences: Renovations, views, larger land or other standout features may influence how your property compares.
- Watch buyer response: Once listed, views, enquiries, inspections and offers can provide useful feedback on how buyers are responding to your price.
Base your asking price on current market evidence rather than what you originally paid, what you owe on the property or how much you hope to make from the sale.
