Q: How does selling without a real estate agent work?
A:
Selling without a real estate agent - often called selling privately or For Sale By Owner (FSBO) - means taking control of the sale instead of appointing a traditional real estate agent and paying an agent's sales commission.
You deal directly with prospective buyers, manage inspections, and negotiate offers yourself. However, selling privately doesn't mean you have to do everything alone. No Agent Property provides the advertising, tools, and professional services you need to market your property, while a solicitor or conveyancer can manage the legal side of the transaction.
With No Agent Property, the general process is:
-
Choose your advertising package
Select the package that suits your property and the level of marketing support you need.
Our packages provide different levels of advertising and professional services, allowing you to choose how much you want to manage yourself and where you would prefer assistance.
See our Property Selling Packages to compare the available options.
-
Create and publish your property listing
Create your property advertisement through your No Agent Property account, including the property details, price, description, features, and photos.
Once the required information and verification steps are complete, your property can be advertised on No Agent Property and major Australian property websites, including realestate.com.au and Domain, along with the other property portals included in your package.
See our How to Create Your Property Listing guide for step-by-step instructions.
-
Receive buyer enquiries directly
When prospective buyers enquire about your property, their enquiries are passed directly to you so you can communicate with them yourself.
Online enquiries are sent to you and stored in your member area. Our enquiry system also helps connect telephone enquiries directly with you.
This means there is no traditional real estate agent between you and the buyer. You can answer questions, discuss the property, and arrange inspections directly.
-
Manage your inspections
You arrange your own open homes and private inspections at times that suit you and prospective buyers.
You know your property better than anyone, so you can show buyers through the home, explain its features, and answer their questions directly.
See our Open Homes & Property Inspections guide for tips on preparing for and running an inspection.
-
Receive and negotiate offers
Interested buyers can make offers and negotiate directly with you.
You remain in control of the asking price, negotiations, and the decision to accept, reject, or counter an offer.
See our Receiving & Negotiating Offers guide for more information about managing this stage of the sale.
-
Use a solicitor or conveyancer for the legal process
You should engage a solicitor or licensed conveyancer early in the selling process to assist with the legal requirements of your sale.
Depending on your state or territory, contracts, disclosure statements, or other legal documents may need to be prepared before the property is advertised or before a buyer signs a contract.
Once you and the buyer reach an agreement and the required contract is signed, your solicitor or conveyancer can manage the conveyancing process through to settlement.
Don't already have a solicitor or conveyancer?
No Agent Property can help connect you with a solicitor or conveyancer who can assist with your property sale. You can request a referral through our Solicitor & Conveyancer Referral page or contact our team by live chat, email, or phone, and we will help point you in the right direction.
-
Proceed through to settlement
After the contracts are signed, your solicitor or conveyancer manages the legal process through to settlement, including the required documentation, adjustments, and transfer of ownership.
You can continue communicating directly with the buyer about practical matters such as access and the property handover, while your legal representative manages the formal settlement process.
See our What Happens on Settlement Day? guide for more information.
You don't have to do everything yourself
One of the advantages of selling privately is that you can decide which parts of the process you want to handle yourself and where you would like professional assistance.
Depending on your package and the services you choose, No Agent Property can assist with:
- Professional property photography
- Property copywriting
- Floor plans
- For Sale signage
- Printed property brochures
- Advertising on major property websites
- Buyer enquiry management tools
- Ongoing support throughout the advertising process
Our support team is available seven days a week, from 9am to 7pm AEST/AEDT, by phone, email, and live chat to assist with the advertising process and the practical aspects of selling your property privately.
You remain in control of the sale and deal directly with buyers while having access to professional marketing, support, and legal referrals when needed.
Important: Property sale and disclosure requirements differ between Australian states and territories. Sellers should ensure they meet the requirements that apply to their property and obtain advice from a solicitor or licensed conveyancer where appropriate.
