Behind the Lens: Elevating Real Estate Listings with Professional Photography

Questions for the Photographer:
-
Background and Experience:
Can you tell us a bit about your background and experience in real estate photography?
I started in wedding photography when I was about 19, since COVID however I knew I needed to explore other directions of photography. My strongest interest was in Real Estate, mostly because I love design and architecture, it also gave me the option to have my weekends returned to me! In January of 2022 I had a 3 month stint in Adelaide learning with a Real Estate Photography and Video Company before returning to Darwin after being offered a full time job in Marketing. I did a few Real Estate gigs here-and-there while working full time along with weddings until I decided it was time to leave my full-time position and pursue photography full time again. So, in August 2023 I left my job and began Skelton Studio, since then, Real Estate has become my primary focus. How long have you been working as a professional photographer?
For almost 9 years! -
Collaboration:
How did you come to partner with our real estate website?
Through Vienna, after having worked with her a couple times I was excited to be asked! What was your initial impression when approached for this collaboration?
Stoked! -
Photography Process:
Can you walk us through your process for photographing a property?
First thing I do is always do a walk through and look for the property’s best features, then I set up the entire home by turning all the lights on, adjusting curtains/blinds/louvers to achieve the best look and to also make the flow of the shoot smooth. After shooting the property I always take a minute to review all images taken to ensure I haven’t missed anything. After the images are returned from the editor, I do a second review and edit out anything the editor may have missed before sending them to you. What equipment do you typically use for real estate shoots?
I use a Canon R5 on a tripod with a 16-35mm lens, depending on the shot, the lens is almost always set at 16mm. -
Project Details:
Can you describe the property you recently photographed for our customer?
It was a lovely family home in Bellamack, spacious and open plan living areas. Perfect for a young family! Were there any unique challenges or interesting aspects of this particular shoot?
INo unique challenges, but an interesting aspect of the home was the way it wraps around the side and contains a second living space with a guest room and bathroom is great. It creates a nice quiet space for a retreat. -
Value of Professional Photography:
In your opinion, how important is professional photography in selling a property?
I think it’s very important, having professional photos of your property creates a great first-impression to potential buyers, it will also create trust, a higher perceived value of your property and will help you showcase the best details of your home. What are the key elements of a good real estate photo?
Good lighting always! As well as a clear and sharp image, good composition, and an accurate representation of the property. -
Tips for Homeowners:
Do you have any tips for homeowners preparing their property for a photo shoot?
My main tips would be to declutter and to have a general tidiness of the property. I understand most people live busy lives and their homes are not magazine ready 24/7, but having a general declutter of your spaces and good level of cleanliness/tidiness and we will be golden! What are some common mistakes to avoid during a real estate photo shoot?
Not putting in the extra small bits of effort, like adjusting the bottoms of curtains to be presentable, or removing dish racks from sinks to declutter the counter spaces, details matter! -
Outcome and Feedback:
How did the customer react to the final photos?
So far the feedback has been great and I have really enjoyed working with No Agent Property.Do you have any success stories or feedback from clients that you can share?
I’ve recently been trying to work on production time and have been receiving feedback about having a faster production time – very happy to be able to provide customers with their images quickly!
