How To Sell Your House
Without An Agent?

For Sale by Owner is recognised by a group of diverse titles, including FSBO or “Fizz Bow” as the Americans have called it, Commission-free selling, Agent Free Real Estate Sale, and DIY Real Estate. You can name it whatever you want, but the result will be the same – selling your house straight to buyers without using a real estate agent.

There are multiple advantages to selling a house using this approach, most notably the enormous savings by not surrendering 2-3% (or more!) commission of your sale value to a traditional agent. You can potentially save tens of thousands of dollars, depending on how much you can sell your place for. Think about how much of this you could put towards the stamp duty or improvements on your next home!

DIY house sales are not a new trend and are estimated to make up around 25% of all property sales in European countries, but there are still many myths surrounding the complexity and the requirement for a licensed real estate agent to sell for you in Australia. Here are some of the most common myths you may have heard:

1. You need to be an accredited real estate agent to advertise a house – Incorrect.

Just as you don’t need to be a car salesman to sell your car, there are no specific qualifications required to sell your own home. You understand your house better than an agent would, and are arguably the most equipped to advertise it yourself. If you don’t know how to write your ad, consider listing through No Agent Property who have consultants and support team to assist with copywriting, as well as organising professional photography, providing a For Sale By Owner sign for the front of your property, and advertising your property in Australia’s largest real estate portals, including RealEstate.com.au.

2. Buyers hesitate it when sellers are present at an open for inspection and prefer talking to an agent as a third party – Wrong.

Successful sellers and their buyers tell us quite the opposite! Buyers like asking questions directly to sellers, as they get an honest and immediate answer, and a more genuine feel for what it’s like to live in or own the property. It’s the same for sales negotiations, which ends up being quicker - you’re in discussion directly with the owner, rather than going back-and-forth with an agent who has to reach a seller to then get a second-hand response back to you. If you’re worried about negotiations, contact No Agent Property who provides full support to its customers and suggestions on how to handle talks with buyers.

3. You need to hire an agent if you want to auction your property – False.

Many auctioneers can be hired without the assistance of an agent. No Agent Property can even organise an auctioneer for you for a set price. Most auctioneers help run the whole event and work with you to ensure a smooth auction campaign.

4. You need a real estate agent to handle the legal side, such as contracts – False.

Agents are not qualified to handle the legal side. Conveyancers actually handle every legal aspect of property sales, so why not go directly to them? If you don’t have someone you know already, No Agent Property can redirect you to one their conveyancing business partners to assist you prepare sales contracts, handle deposit money, and organise the exchange and settlement. It’s always recommended to get onto this early, to have the contract drafted before you advertise your property for sale, and in some states in Australia, it’s a legal requirement.

5. Without agents, you can’t have your listing on the largest real estate property websites – Actually this one is correct, but there are ways you can still do it privately and save on commission!

The leading property portals will usually only receive listings from accredited real estate agents, but by advertising privately with No Agent Property, who are license in every state, you can have access to all of them, including RealEstate.com.au, Domain.com.au and many more, while having all the enquiries passed to you so you’re in control. They can also arrange to upgrade your ad to feature, highlight or premiere to help it stand out. This is the same service that any agent can provide, at just a fraction of the cost.

6. You will receive more money when you are selling with an agent – Incorrect.

Agents are often saying that they have the expertise to negotiate the best sales price, but observations have shown that private sellers are succeeding and regularly beating local sales prices and time on the market. On top of that, you get the commission in your own pocket, instead of giving away thousands in commission!

7. You are going be alone in the sales process, and it’s too much hassle to get it right – Wrong.

You may in fact find that you don’t need much help, but many sellers choose to have the security of high levels of support and well-managed listing on all major portals with No Agent Property, ensuring they get the best help, advice and exposure for their property. No Agent Property also have partnered businesses to assist you with professional photography and video, legals, moving, interest-free finance for minor improvements, and a mortgage broker ready for your next move, so you’ll be good hands!

I sold my house in 4 days!!! I cannot tell you how happy I am that I chose 'No Agent Property' to market my house on the internet. I was originally going to use a local agency but when their appraisal was so disappointingly low, my friend encouraged me to sell the house myself using 'No Agent Property' to market it on realestate.com.au and domain.com.au. We priced the house at $50,000 more than the agent's appraisal. Can you imagine how rapt I was to have 5 interested parties through in 4 days and to receive an offer only $3000 less than the asking price?! I couldn't be happier! Settlement is going through next week and I am telling everyone about 'No Agent Property'.

I was very nervous putting our property on the market ourselves, but Stan and his team made it so easy and effortless. We sold our house within 8 hours of the listing being posted on the NAP website (received the inquiry to inspect before it had even hit any other real estate portals). The offer was made that evening - no open inspections needed and didn't even have enough time to put the sign out the front. We have also just recently sold our investment property through NAP, which only took 2 weeks. The price we got for both properties was WELL OVER what we were advised by a couple of real estate agencies & saved ourselves over $15,000 in commissions. For those who are thinking of selling your property yourself - just DO IT and please give No Agent Property a call.
