(A) Your property stays on as long as it needs to. Either until sold, or you request to have your listing removed.

(Q) I have specific questions about my property. Can you help?

(A) Once you have started your advert, No Agent Property administration are here to help and we can see your advert even if it is not published.

We have professional advertising consultants that can assist you with your advertisement, whether it is a house for sale, a farm for sale, land for sale or any other type of property you are selling.   

(Q) Can I list more than one property through No Agent Property?

(A) Yes, you can list as many properties as you like. In fact No Agent Property has a unique, easy to use dashboard that allows you to see all your adverts, including their performance. 

You have 24/7 access to all your properties and you can make changes at any time. Your changes will be pushed to all relevant portals automatically.

(Q) Can I call you if I have some questions?

(A) Yes you can! We are accessible via telephone, Livechat (bottom right hand corner of our website) or email.

Our business hours are 9.00am till 9.00pm Eastern Standard Time 7 days a week! The friendly staff at No Agent Property are available to answer any of your questions even before you list your property with us and all the way through to the sale!

(Q) Once I am with No Agent Property, can I also list with an agent?

(A) Yes you can. We do not lock you into an Exclusive Agreement. When you list with us, we ask you to sign a General (non-Exclusive) authority that allows you to list with other agents if you choose to do so at a later stage.

Our authority clearly specifies that there is no commission payable on the sale of your property and that all marketing fees have been paid, so there is absolutely no confusion.

(Q) How come it is so affordable to sell through No Agent Property?

(A) Unfortunately Agents have been charging hefty commissions for years. No Agent Property has been established since 1999 and we have assisted thousands of customers selling and renting their property without paying any commissions.

(A) You are in full control.   You can mark your own property as sold or under contract at any time.  Or just request to remove or cancel at your advert by emailing sales@noagentproperty.com.au with the reason for cancelation. We’ll take care of the rest.

(A) Once we receive your payment and you confirm your delivery address, the board will be dispatched next business day via Australia Post with tracking number. If you need the board as soon as possible, please call our office and we can organise a registered post to ensure the board delivered to you next business day.

(Q) Can the board be delivered to a different address?

(A) Yes, the board can be delivered to a different address. At the time of listing you will be prompted for the delivery address of the board.

(Q) I need a photosign board with photos and description. Can you organise one for me?

(A) Yes, we can certainly organise a professional photosign board for your property. We use ABC Photosigns for our board printing and installation. Many Real Estate Agents across Australia use the services of ABC Photosigns for their boards. In most circumstances these boards will be professionally installed and removed for you.

(Q) How long will it take for the photosign board to be installed?

(A) From the time the board design is approved by you, the board is usually installed at your property within 48 hours.

(Q) I am not allowed to place a sign on my property; can you adjust the price of the package accordingly?

(Q) Can I purchase "Open For Inspection" directional signs?

(A) Yes, we do have "Open For Inspection" directional signs and these signs are great tools to notify people that your property is currently open for inspection.

(A) We accept credit card payments (using Master and Visa cards), PayPal payments (using Master, Visa and Amex cards) and Bank Transfer payments. If you don’t have access to the Internet, we can process credit card payments via phone or alternatively you can send us a cheque. We are very flexible!

(A) All credit card payments are process directly by our bank. We do not hold your credit card details.

(Q) Do I need a PayPal account to make a payment using my credit card?

(A) No, you do not need to have a PayPal account in order to make a payment.

(Q) What details will appear on my credit card statement?

(A) The transaction from No Agent Property will appear as NAP Realty Pty Ltd.

(Q) I don’t like providing my credit card details over the Internet. Is there another way I can pay you?

(A) Yes, you can choose to do a Bank Transfer. When you choose this option, an automatic email will be sent to you with our Bank Details for you to process your payment. Bank Transactions are checked daily and once your payment is received a receipt is available for you.

(Q) If I pay by EFT, does this delay my listing?

(A) Usually EFT's take one business day for funds to appear in our account.   If you email us a screenshot confirmation of payment to sales@noagentproperty.com.au then there will be no delay for your listing to appear.

(Q) Can I send a cheque or money order?

(A) Yes, for those who do not wish to pay by PayPal, credit card or bank transfer, we do accept cheques and money orders. Simply start your listing and choose 'Bank Transfer' and continue your advert in draft mode, then contact us on 1300 850 855 to let us know that you will be sending a cheque or money order.

(A) If the buyer saw your ad on our website, they can either call you directly (provided you exposed your telephone number) or they can send you an online enquiry.

If, however, the buyer saw your property on one of the 3rd party portals such as realestate.com.au or domain.com.au, they will either call our office or send an online enquiry. The online enquiries are passed on to you automatically in real time. The telephone enquiries are handled by our professional staff who will collect buyer’s details and email them to you via our internal email system.

Please note that our telephone lines are open from 9am till 9pm Eastern Standard Time 7 days a week.

(Q) What happens when a buyer makes an online enquiry for my property?

(A) When a buyer makes an enquiry about your property, our system automatically handles this enquiry by:

1. Sending the enquiry directly to your email address

2. Sending your contact details to the buyer

(Q) What happens when someone calls about my property?

(A) When a buyer makes a telephone enquiry about your property, the enquiry will be handled by one of our trained staff.

We will collect the contact details of the buyer and the enquiry and email this information to you. We will also pass your details to the buyer.

(Q) My contact details are not displayed on any 3rd party portals, how would buyers contact me?

(A) Buyers generally enquire about properties via phone or email.

When a buyer calls our office, one of our friendly staff will attend to the enquiry and collect buyer's details. Those details will be sent to you on the spot via our internal email system. On top of that, we will also pass your contact details to the buyer so they can call or email you directly.

Please note that our office hours are from 9am till 9pm Easter Standard Time 7 days a week.

If, however, a buyer selected to contact you via online enquiry system, all enquiries are automatically matched to you and you will receive the enquiry in real time. Once again, your details are also emailed to the buyer. This system runs automatically and does not require human interaction. We found that this is by far the most reliable way for us to connect buyers and sellers.

(Q) How do I create my listing?

(A) The listing process is pretty straightforward. Once you sign up with us, you will be diverted to a page where you will be asked for the details about your property. If you have all details ready, the process can be as quick as 10 minutes. If, however, you don't have all the details, you can enter only information that you have and you can always come back to it in the future.

(Q) My property is located in one suburb, but I want to advertise it under different suburb. Can I do this?

(A) Strictly speaking, we are not allowed to advertise properties with incorrect addresses. Third party portals such as realestate.com.au and domain.com.au are very strict with their listing guidelines and they require true location to be advertised for all properties.

(Q) What size photos should I be uploading?

(A) Please ensure that photos are taken in landscape mode. Our website will resize each photo accordingly, but try to keep the size of the photos to under 1.5Mb

(Q) I am not sure how to write a good description. Can you help with that?

(A) Absolutely! When listing your property, a good copy goes a long way to convince the buyer to come and inspect your property; therefore a good copy is a must! Please note that long copy does not necessarily mean good copy! We understand that not everyone can write a beautiful copy. We can certainly give you guidance and help with your copy. Alternatively we can put you touch with a professional copywriter who writes copies for real estate agents and for a very small fee of $50 you will get a professional copy written for you.

(Q) Once the property is listed, can I make adjustments?

(A) Definitely! This is one of the ways we give you full control over your advertising campaign. We provide you with all the tools required to quickly and easily make adjustments to your listing at any time - 24/7. Once you made your changes, just press "Submit" button and you are done!

(Q) I don't like using computers; can someone help me with the process?

(A) Yes, we can certainly help you out with the process. Just give us a call and one of our friendly stuff will help you create a listing!

(Q) If I want to keep my listing private, can I hide my personal details such as address and phone number?

(A) Yes you can. When you entering your property address you will be given an option to either advertise your full address or just suburb. If you select to advertise only suburb, your full address will not be advertised. As for your phone number, you also get an option to either keep it private or make it public. Please note that your phone number can only be displayed on No Agent Property website and not 3rd party portals (see related FAQ's)

(Q) How do I upload photos?

(A) When you listing your property, you will be presented with a special screen which will ask you to select photos from your computer that you want to upload to our website. The process is very simple. You select the photos and just click on "Add" button. Simple as that!

(Q) Can I advertise my contact details in my listing?

(A) You can advertise your contact details on No Agent Property portal, however, third party portals such as Realestate.com.au and Domain.com.au do not allow vendor contact details to be displayed in the advertisements. 

Following details cannot be placed in the heading or description of the advertisement:

   * Name

   * Telephone numbers

   * Email addresses

   * Links to other websites

(Q) When I make changes to my listing, how long does it take for changes to appear on 3rd party portals?

(A) We ask to allow at least 2 hours for changes to appear on 3rd party portals. On busy days (Thursday - Friday) it might take up to 4 hours because this is when most agents across Australia start pushing their property updates to various portals. 

(Q) Can I put my listing on hold?

(A) Yes you can. Just send us an email to support@noagentproperty.com.au with your property ID  and the reason for the withdrawal or give us a call on 1300 850 855, and we'll do the rest.

(Q) How do I make changes to my listing?

(A) To make changes to your listing is easy! As part of your subscription we provide you with access to our member area, where you can login any time 24/7 and amend your listing. Once you finish editing your listing, just press "Submit" button and you are done!

(Q) When I modify my listing, do I need to notify anyone?

(A) No, once you submit your changes, your listing will be updated automatically.

(Q) Can I hide my property address from being advertised?

(A) Yes you can. When you entering your property address you will be given an option to either advertise your full address or just suburb. If you select to advertise only suburb, your full address will not be advertised.

(Q) How many images can I upload with my listing?

(A) You can upload up to 20 photos with your listing. In most cases 12 to 15 photos is sufficient to present a property. When taking pictures, it is important to have them in landscape mode, not portrait.

(Q) Can I temporarily withdraw my property from the market?

(A) Yes you can. Just send us an email to support@noagentproperty.com.au with your property ID  and the reason for the withdrawal or give us a call on 1300 850 855, and we'll do the rest.

(A) We provide you with all the tools required to quickly and easily create your own listing and to edit it at any time. No Agent Property has been in operation since 1999 and in that time we have developed our own management area. We call it "My Place".

(A) We highly recommend conducting weekly inspections for your property. This is the best way to show your property to prospective buyers.

No one is going to buy a property without viewing it and some buyers are uncomfortable calling and organizing private inspections, however the same buyers will turn up at scheduled open for inspection times.

You can easily setup Open For Inspection times through your member area.

When you conducting your inspections, it is also very important to direct people to your property using directional signs. These signs can be purchase at any time from your member area and it is a very inexpensive way to notify people about your property.

(Q) None of the packages you have suit me. Can you create a customised package for me?

(A) Sure, just give us a call on 1300 850 855 and we’ll gladly customise a package for you.

(Q) I can advertise privately on Domain.com.au. Why should I advertise through No Agent Property?

(A) That’s correct, you can advertise on Domain.com.au privately. However, what you find is that it is much more cost effective for you to advertise via No Agent Property.

Private listing on Domain.com.au costs in the vicinity of $500 per month! This price may vary depending on your location. Advertising on Domain via No Agent Property only costs $310 extra (an upgrade from Premium to Ultimate package). And that is a once off fee. Your property will be listed until sold!

(Q) Apart from package fees, are there any other costs that I should know about?

(A) No, there are no other charges.

(Q) How much commission do you charge?

(A) We do not charge commission! Once you purchase your advertising package, there are no other fees or charges. The fee structure is that simple!

Most agents just ask for a name and phone number, but that’s not enough as buyers can provide wrong phone numbers, so they don't really know who is entering your property.

Any serious buyer looking at your house will not object to providing full identification.

(Q) Do I need any legal advice in order to sell privately?

(A) Yes you do need a legal representative to help you prepare documents and finalise the deal!

No Agent Property is a Real Estate Agency and as such is not allowed to provide any legal advice in relation to the sale of your property.

(Q) How much money will I save if I am selling my house “for sale by owner” through No Agent Property?

(A) Selling your property through No Agent Property saves you thousands of dollars. The average agent’s commission across Australia is around 3% of the sale price. So if you are selling a property worth $500,000 you stand to save $15,000 (plus GST). On top of that, an agent will also charge you somewhere between $3,000 and $15,000 for marketing campaign.

(Q) Do I need to be a sales person to sell my property privately without an agent?

(A) No, you don’t need to be a sales person to sell your own home. Remember this - no one knows your property better than you and buyers find it very refreshing dealing directly with an owner.

It is more about communication skills than sales. Another thing to remember is that when you are dealing with buyers, you only have ONE property to sell, whereas an agent has other similar properties to show your buyers, so will they always have your best interest in mind?

(A) Selling a home or property privately does not have to be time consuming nor complicated even though you will be handling all buyer enquiries and showing your property to prospective buyers.

From that point of view, if you are selling a block of land, then the process is much simpler as you don’t have to open it for inspection or get people through it.

Many of our customers communicate with the buyers and hold only one or two selected open times. Often properties in rural locations are more likely to only require an arranged inspection time.

Yes there is some time to put in, but remember the thousands of dollars in commission you will save, along with the control of your sale.

These days many Australians are choosing to sell privately. This would not be the case if it was hard!

(Q) When is it the best time to sell a property?

(A) New buyers entering property market every day! Some buyers require an urgent purchase and some are happy to take time to find their perfect property.

Traditionally spring is ‘deemed’ as a good market to sell in, more so because properties are often at their peak-presentation due to greenery and spring flowers etc. It’s more a myth than a fact. Spring can often be your worst enemy, as there are many other properties for sale, giving buyers more options to choose from.

The state of the economy can also affect the market place: If the economy is steady, then so are buyers and sellers. If the median price for houses is rising then you’ll find more buyers come into the market.

(Q) How can I make sure I get the best price possible?

(A) As part of our Premium and Ultimate packages, we include a Comparative Market Analysis report that provides you with historical sales data of similar properties in the area where your property is located. This is a must for any seller! We use RP Data in order to generate these reports. RP Data considered a market leader in providing property data information and is used by most Real Estate Agents across Australia.

A property is worth as much as a buyer on the day is prepared to pay. Your aim will be to get as many buyers interested at the same time, so you are in a better negotiating position. You do this by way of a strong marketing campaign.

Choose the best package you can afford, as each package provides additional exposure on the selected websites, with the Ultimate Package providing the most.

(Q) How & when do I arrange a contract of sale?

(A) The Contract of Sale is a legally binding agreement between a seller and a buyer. A Contract of Sale is different to a ‘Vendor Statement ‘ but more often than not they are combined in one document to provide to interested buyers.

It is best to use a local conveyancer or solicitor who has standard documentation available, which is then customised to suit your particular sale.

Each state in Australia has their own individual rules and way of presenting a Vendors Statement. This is why it is best to use a local conveyancer or solicitor.

Also ask for a soft copy, as buyers may request this.

It is best to organise the contract of sale as soon as possible so that when you do get an interested buyer you can get them to sign the contract the same day.

(Q) Agents say they have a database of buyers and they can sell my property very quickly. Is that true?

(A) This is the biggest misconception that agents want you to believe in! Just think about it – if you were looking to buy a property, would you wait for agent to notify you about a property or would you be actively looking for property on portals such as realestate.com.au and domain.com.au?

Buyers don’t just sit in agent’s “database” and wait when an agent calls them about a property. They are out there actively looking themselves!

(A) Having good photos representing your property is very important! We highly recommend you spend a little bit more money to get professional photos done because this will most definitely help attract more buyers.

(Q) I get calls from agents claiming that they have a buyer that they want to introduce. What should I do?

(A) Agents generally promise that in order to get your listing. Be wary of that!

Always keep in mind that a serious buyer will see your property online and will contact you if your property is suitable. A buyer will not wait for an agent to introduce them to the property.

You just need to ensure that you maximize your exposure to the market by listing your property on all major property portals such as Realestate.com.au, Domain.com.au and RealestateView.com.au

(Q) Everyone I know is using Realestate.com.au to find a property, why would I want to list my property on Domain.com.au and other portals?
